Throughout the process of creating a client portfolio, there will be discussions detailing the standards that are expected and any logistics. If the client is in Israel at the time, they key can be transferred directly. If not, then arrangements will be made to transport the keys to the appointed manager.
Heartland provides a number of options in order that bills are paid. They range from setting up a persistent bank order (הוראת קבע in Hebrew), whereby the bills are automatically paid as they fall due. Alternatively, upon agreement, the manager will be given special access to client account/cards or checks to pay manually.
Heartland managers are expected to provide an exemplary standard of service. To prove as such and to ensure that our clients have proof in our ability to meet client needs, a detailed report will be sent periodically (reporting depends on package ordered). These reports can also include pictures and can be tailored to include any concern that our clients may have.
In addition, if our client is not satisfied with just a report, there is an add-on feature that can be purchased that will grant client access to a webcam feed of the property at all times. This feature is not available for those who have purchased rental management contracts and during leases.
A unique industry exists in Israel in which, due to ideological or nationalistic motives, investments are made in properties here to be used for vacationing or as investments. Israel consists of a culture, mentality and language that is very dissimilar to that which our clients are used to using on a daily basis. Although, almost of our clients who invest in a second home, here in Israel, will be familiar with the language, however, only at a basic level. Employing Hebrew and maneuvering in the property market and/or dealing with bureaucracies is something that foreign investors would prefer avoiding. Thus a manager is employed for the sole purpose of serving as the owner’s agent, eyes and ears and advisor in Israel. He supervises renovations, pays the bills, maintains the home, and ensures that it is ready for renting or for the owner’s arrival. He essentially acts in order to ensure that the owner has a stress free investment and can focus on other issues, safe in the knowledge that his property is in good hands.
The criteria to employ certain maintenance services include reputation, professionalism and trustworthiness. Nonetheless, for the client’s satisfaction and security, an appointed representative of Heartland will supervise all maintenance services. Does this answer your question?
